Golf Course Construction Management Services

Flagstick’s Golf Couse Construction Management Services are structured into three phases: Pre-Construction, Actual Construction, and Post-Construction, supported by our Principals, Senior Project Managers, Project Managers, Site Supervisors, and technical staff.

Service

Phase I – Pre-Construction

This phase typically lasts 2 months and begins after contract execution. During this phase, Flagstick conducts site visits and design due diligence, prepares preliminary budgets and schedules, coordinates project execution with designers and consultants, and manages the tendering and contractor selection process. All budgets and schedules are refined during Pre-Construction to minimize risk and ensure the project is fully prepared before construction begins.

Phase II – Actual Construction

This is the core delivery phase. Flagstick maintains a full-time on-site expatriate Project Manager, supported by experienced supervisors and bilingual staff, backed by senior management support. Daily on-site management, inspections, quality control, safety monitoring, reporting, budget tracking, and schedule control are carried out. Flagstick manages communications between the Owner, designers, engineers, and contractors, reviews all materials and design changes, approves progress payments, and provides continuous documentation and oversight to ensure the project is delivered exactly as designed.

Phase III – Post-Construction

This optional 1–2 month phase prepares the course for handover and operation. Flagstick coordinates final inspections, resolves defects, completes as-built documentation, verifies irrigation and turf programs, and supports final site visits by the Golf Architect and Owner, ensuring the course is fully ready for opening and long-term maintenance.
